3 properties × 2 turnovers/week × 90 min of laundry per turn = 9 hours a week. That's a part-time job, and it scales linearly: 5 properties = 15 hours.
The outsource workflow
Keep two full sets per property. After a guest checks out, the cleaner bags used linens and swaps in the fresh set. The bag goes to us — either dropped off or picked up — and comes back washed, folded, and ready for the next swap. You never touch laundry.
Most of our Airbnb hosts run on a flat monthly retainer with set pickup days. Predictable cost, predictable turnaround, and the ability to say yes to last-minute bookings without panic-washing sheets at midnight.
